Abstract

This study, "A Model for University Dormitory Management Based on Academic Business Concepts," aimed to: (1) examine the factors influencing students’ decisions to rent university dormitories managed under an academic business model, (2) develop an effective dormitory management model, and (3) evaluate the effectiveness of the proposed model. A mixed-methods approach was employed. Data were collected from 396 students residing in Suan Dusit University dormitories using stratified and simple random sampling. The research instruments included questionnaires and semi-structured interviews, and the data were analyzed using descriptive and inferential statistics. The results showed that the factors influencing students’ rental decisions were rated at a high level, particularly those related to management quality and value for money. Students also reported a high level of intention to rent university dormitories, highlighting the importance of friendly communication, empathy, and professional service provided by dormitory staff. Correlation analysis revealed a statistically significant positive relationship between the influencing factors and students’ rental decisions at the .01 level. Multiple regression analysis identified four significant predictors - smart dormitory technology, safety and security, service-oriented leadership, and flexible services - which together explained 79.60% of the variance in students’ rental decisions (R² = .796). The proposed management model comprises four interconnected components: Inputs (management policies, administrator characteristics, academic business principles, personnel competencies, and physical facilities), Processes (organizational management, human resource development, service and leadership development, and quality assurance), Outputs (administrators, personnel, dormitory operations, and customers), and Outcomes (management performance and customer satisfaction). The findings suggest that integrating academic business concepts into university dormitory management can enhance service quality, improve student satisfaction, and strengthen the institution’s reputation.
