Housing Management Processes that Influence the Quality of Life of Residents in the Khlong Chan Community Housing Project, Bangkok

Abstract

Background and Aims: Management of the National Housing Authority in the Khlong Chan Community Housing Project. The Khlong Chan Community Housing Project is a community with strong participation. However, issues in the management process persist. The researcher aims to study the POSDCORB management process to establish clear and unified guidelines that will enhance the quality of life and foster shared practices within the community. The objectives of this research are: 1) to study the POSDCORB management process in the Khlong Chan Community Housing Project, Bangkok. 2) to examine the factors in the POSDCORB management process that influence the quality of life of residents in the Khlong Chan Community Housing Project, Bangkok.

Methodology: The sample group for this research consisted of 349 residents of the Khlong Chan Community Housing Project in Bangkok. The sample size was determined using Cochran's (1977) formula for cases where the exact population size is unknown but is known to be large, to estimate the population proportion. The research instrument was a questionnaire. Data analysis utilized both descriptive and inferential statistics. Descriptive statistics included percentage and standard deviation, while inferential statistics involved Pearson’s correlation coefficient analysis and multiple regression analysis.

Results: The study revealed that the overall POSDCORB management process was at a moderate level. Upon analyzing individual aspects, it was evident that the staffing process was of paramount importance. Ensuring sufficient personnel to manage community areas and clearly defining their responsibilities were crucial. Following this, budgeting, directing, organizing, planning, reporting, and coordinating processes were also significant. The overall quality of life of residents was rated at a high level. Among the factors, the mental well-being of community members was found to be particularly significant, highlighting the need for mental health care measures to reduce stress, thereby improving quality of life. This was followed by physical health, social relationships, the environment, and other factors. The study found that different aspects of the POSDCORB management process influenced the quality of life of residents in the Khlong Chan Community Housing Project, Bangkok. Specifically, factors such as budgeting, organizing, coordinating, directing, and staffing were statistically significantly correlated with residents' quality of life at the 0.05 level.

Conclusion: The POSDCORB management process in the Khlong Chan Community Housing Project was overall rated at a moderate level. The aspect that received the highest level of agreement from the sample group was staffing. Furthermore, five independent variables were found to influence the quality of life of residents in the Khlong Chan Community Housing Project, Bangkok. These variables were organizing, staffing, directing, coordinating, and budgeting.
