STRATEGIES FOR THE ORGANIZATIONAL DEVELOPMENT FOR EXCELLENCE IN THE REAL ESTATE BUSINESS RESIDENCE TYPE

Abstract

The present study aimed to explore 1) the current status and challenges faced by the real estate development group in the residential sector, and 2) to propose an organizational development strategy towards excellence for the real estate development group in the residential sector. This study adopted a qualitative research approach, incorporating both documentary research and in-depth interviews as the data collection method. The sample consisted of 18 key informants, including government executives, entrepreneurs, and academics, selected through a purposive sampling technique. The data was collected using semi-structured in-depth interviews, and analyzed using content analysis and descriptive narrative.

The results of the study indicated that the real estate development group in the residential sector had strong organizational leadership, with senior leaders performing their roles and responsibilities effectively, leading to the organization's sustainable development. There was a well-established organizational supervision system based on the principles of good governance, and a clear strategy formulation process with short and long-term planning time frames. The organization also prioritized customer interaction and used customer information to meet their needs. In terms of measurement, analysis, and knowledge management, the organization had established methods for selecting, collecting, analyzing, and improving data, information, and assets, leading to continuous improvement within the organization. Additionally, the organization had a system for assessing individual competency needs, and business operations varied according to product types and processes. Finally, the organization demonstrated improvement and performance in all important aspects of the organization
