DEVELOPMENT OF A FORM OF PUBLIC SERVICE FOR JURISTIC PERSONS TO INCREASE EFFICIENCY OF CONDOMINIUM MANAGEMENT IN PATHUMTHANI PROVINVE

This research article employed mixed-method methodologies to study the concept of public service development of juristic persons to enhance the efficiency of condominium management in Pathum Thani Province. The research focused on condominium juristic persons in Pathum Thani Province. Data were collected through interviews with key informants, including condominium juristic person operators, owners of condominium units, civil servants, and academics, totaling 17 participants. The data were analyzed using content analysis and presented in descriptive reports.
The results of the research found that: 1) Overall, the public services provided by juristic persons were at a high level. When examining specific aspects, including public service, condominium management, and management according to 6 Principles of Saraniyadhamma, and efficiency in condominium management, it was found to be at a high level in every aspect. 2) Factors affecting public services of juristic persons in order to increase the efficiency of condominium management in Pathum Thani Province. it was found that public service condominium management and 6 Principles of Saraniyadhamma have a joint effect on public services of juristic persons in order to increase the efficiency of condominium management in Pathum Thani Province. (statistically significant 0.01) which can explain 97.1% of the variation with standard regression coefficients equal to 0.770, 0.200 and 0.156, respectively.3). The development of public services of juristic persons to increase the efficiency of condominium management in Pathum Thani Province, consisting of interests and intentions in working, pride in being part of the organization, expectations in the job position, loyalty to the organization, and sacrifice for the organization, all of which were rated at a high level in all aspects. This was achieved by integrating the 6 Principles of Saraniyadhamma as follows: act with good intentions towards others, use polite words to speak, show your attitude with kindness, share benefits fairly, behave honestly and respect group rules. and respect the opinions of others.
