Abstract

The objectives of this research were to: 1) study problems of delays and the consequences of delays in the construction of large public building in Bangkok caused by cooperation policy of the public and private sectors: 2) study factors influencing cooperation policy of public and private sectors to reduce the delay in the construction of large public building in Bangkok: and 3) guidelines for development of cooperation policy of public and private sectors to reduce the delay in the construction of large public building in Bangkok. This research was a qualitative research by conducting in-depth interviews with 22 key informants, comprising Bangkok’s executives, contractors and experts, and then bring to a systematic, rational, theoretical conclusion and proceed to organize the data. The finding results showed that: 1) the construction work need to interact with various groups of people, which requires cooperation from many parties, reflecting the problems of delays and damage caused by the delay in the construction of large public building in Bangkok: 2) there are interesting findings in the factors affecting cooperation as follows; (1) administration, (2) documentation, (3) technique, (4) environment, (5) labor, (6) quality, (7) safety, and 8) other: and 3) guidelines for development of cooperation to reduce the delay for executives to more clearly define their team's strategies by studying the conditions within the organization, for example, organizational structure, quantity and quality of personnel, work processes, including external conditions such as events of the country, economy, social conditions. This is very important for the construction period that will drive the work to be completed according to the planned work efficiently.
