บทคัดย่อ
งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาความสัมพันธ์ของปัจจัยทางเศรษฐกิจที่มีผลต่ออัตราผลตอบแทนของกองทุนรวมอสังหาริมทรัพย์และกองทรัสต์เพื่อการลงทุนในอสังหาริมทรัพย์ที่จดทะเบียนในตลาดหลักทรัพย์ประเทศไทย ปัจจัยทางเศรษฐกิจ ประกอบด้วย ราคาน้ำมันดิบ ดัชนีหมวดพัฒนาอสังหาริมทรัพย์ อัตราดอกเบี้ยเงินกู้ อัตราแลกเปลี่ยนเงินบาทต่อเงินดอลลาร์สหรัฐฯ ดัชนีราคาผู้บริโภคกลุ่มเคหสถาน และดัชนีราคาผู้บริโภคกลุ่มก่อสร้าง ซึ่งเก็บรวบรวมข้อมูลจากกองดัชนีเศรษฐกิจการค้า ธนาคารแห่งประเทศไทย และธนาคารกลางสหรัฐ ข้อมูลเป็นรายเดือนของกองทุนรวมอสังหาริมทรัพย์ 5 กอง และกองทรัสต์เพื่อการลงทุนในอสังหาริมทรัพย์ 5 กอง เก็บจากฐานข้อมูลการซื้อขายหลักทรัพย์ SETSMART ช่วงมกราคม 2560 ถึงมิถุนายน 2564 งานวิจัยนี้ใช้เครื่องมือในการวิเคราะห์ข้อมูล ได้แก่ สถิติเชิงพรรณนา และสมการถดถอยเชิงพหุคูณด้วยวิธีการทดสอบ Pooled OLS, Random-effects และ Fixed-effects ผลการศึกษาพบว่า ราคาน้ำมันดิบและดัชนีหมวดพัฒนาอสังหาริมทรัพย์ มีผลต่ออัตราผลตอบแทนของกองทุนรวมอสังหาริมทรัพย์ทิศทางเดียวกันอย่างมีนัยสำคัญทางสถิติ 0.01 ดัชนีหมวดพัฒนาอสังหาริมทรัพย์ มีผลต่ออัตราผลตอบแทนของกองทรัสต์เพื่อการลงทุนในอสังหาริมทรัพย์ในทิศทางเดียวกันอย่างมีนัยสำคัญทางสถิติ 0.01 และอัตราดอกเบี้ยเงินกู้ มีผลต่ออัตราผลตอบแทนของกองทรัสต์เพื่อการลงทุนในอสังหาริมทรัพย์ทิศทางตรงกันข้ามอย่างมีนัยสำคัญทางสถิติ 0.10 งานวิจัยจะเป็นประโยชน์แก่ผู้ที่สนใจจะลงทุนในกองทุนรวมอสังหาริมทรัพย์และกองทรัสต์เพื่อการลงทุนในอสังหาริมทรัพย์เพื่อใช้พิจารณาเมื่อต้องการจะซื้อหน่วยลงทุน
